PILOT VALLEY FARMS, LLC Pilot Valley Farms, LLC is a Michigan company, put together by some eastern dudes to pick up a piece of the old west. Mark Pehrson is the manager of Pilot Valley Farms. At one time this Utah property was someone’s dream. He was going to put together a settlement of like-minded people and live happily ever after. However, he got into some legal tangles and snarls and lost the whole thing to a passel of bewildered creditors. That’s when John Pehrson (Mark’s brother) and his eastern dude friends swooped in and made everyone happy, including the receiver the court had appointed to straighten everything out. Well, these Michiganders soon discovered they didn’t need the whole 8,000 acres they had purchased, so they commenced to offer parcels to recreational users, survivalists and astute vacant land investors who are capable of appreciating the difference between risky paper assets and real, lasting value. Western Box Elder County, Utah
Although you won’t find many of them in Western Box Elder County, the county population is about 45,000. Most reside along the Wasatch front, huddled up against the mountains on the eastern side of the county
You also won’t find much rainfall in Western Box Elder County. A ten inch rainfall here means ten inches between raindrops. This is high desert – about five to six inches of annual rainfall. This is traditional cattle grazing land. This is the old west as it used to be, and as it still is out here.
There are roads out here. In fact, Utah Highway 30 extends from the Nevada line all the way to eastern Box Elder County. It’s a fine, two lane highway, with everything except traffic.
There is a transcontinental railroad through this part of the county. In fact, the town of Lucin was built to provide mountain water to the steam engines that stopped on their way to and from California. They don’t use steam engines anymore. So, there are no longer people in Lucin, except in the cemetery – it’s a ghost town.
Unless you are in the shadow of a mountain, cell phone service is available most places in Western Box Elder County.
Of course, if you want to buy something, you might have to travel a ways. There’s a little store over in Montello, Nevada – a ways west of the state line. If you want to get yourself all slicked up on a Saturday night, there’s West Wendover, Nevada, down on I-80. It has grocery stores, casinos, restaurants, and even a theater featuring nationally-known entertainment.
If you are looking for a piece of the old west you can call your own, this is it. You can put down a water well and build yourself a nice little get-away. You’ll get about 133 frost-free days to raise some plants. It gets hot for a couple of months in the summer, but is pretty mild most of the year. Very little snow. You’d be surprised how pretty those spring flowers can get, though. The elevation is around 4,300 feet, unless you want to head up into the nearby Pilot Range of mountains. You might encounter some real snow up there.
So, the only thing missing in Western Box Elder County is people. That’s where you come in.
Oh. And if you need neighbors, better bring your own.
